Harbour Point offers approximately 252 covered boat slips for residents. Each slip includes water and electricity. Because there are significantly more homes than slips, properties with a slip privilege available are in high demand and command a substantially higher value.
Currently, there is a waiting list of 20+ property owners, and it can take years before a slip becomes available. The length of time on the waiting list is unpredictable. Each property may hold one slip privilege, though owners with multiple properties may be eligible for more than one.
The current cost of a slip privilege is $60,000, paid directly to the Harbour Point HOA.
This payment is held as a long-term refundable deposit until the owner either sells the property or voluntarily releases the slip back to the HOA.
Sale of Property
When selling, the new buyer may choose to keep the slip privilege by paying $60,000 to the HOA.
The seller will receive either their original deposit plus interest or 80% of the current slip price (whichever is greater).
A transaction fee applies.
Release to the HOA
If the owner releases their slip, the HOA reassigns it to the next person on the waiting list.
The owner then receives their refundable deposit back, plus interest, or 80% of the increased slip value (whichever is greater).
Jane purchased her home with a boat slip privilege for $45,000. Years later, she sells the property. The buyers elect to keep the slip and pay the HOA the current price of $60,000. Jane then receives either:
80% of $60,000 ($48,000), or
Her original $45,000 deposit plus accrued interest,whichever is higher.
